But the only way for your insurance policies to be dynamic is for you to review them regularly so that you can ensure that they keep up with the pace of your life. But this is the time to consider life insurance and, if you move into your own apartment, a renter’s insurance policy. After college you will probably have a lot of debt to deal with. A life insurance policy will ensure that your family isn’t responsible for the debt that you leave behind. Renter’s insurance will protect your contents from possible damage and will protect you from liabilities if anyone is hurt in your home, because the last thing a new college graduate needs is a lawsuit form someone who is injured in their apartment or the expense of replacing items damaged during an insurable incident.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;&lt;div&gt;&lt;strong&gt;Getting married:&lt;/strong&gt; As a Newlywed you face the challenge of adjusting to the idea you are now, and will be, part of united partnership. You are no longer a single individual trying to make your way through the financial pitfalls of life. You must now consider joint expenses, joint financial responsibilities and a joint future. You may need to increase your life insurance death benefit while changing your primary beneficiary, talk about changing the limits and deductibles on any renters or homeowners insurance policies since living together could double the value of your personal contents, add your spouse as a driver to your auto insurance policy and consider an umbrella policy to fill any liability gaps you might have.&lt;br /&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;strong&gt;&lt;br /&gt;Having a baby:&lt;/strong&gt; With a new baby on board, your life is going to change completely—and so are your insurance policies. You also should consider adding a life insurance policy for your child so that you can lock in rates that they will still be able to pay once they have children of their own. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;strong&gt;Moving:&lt;/strong&gt; When you move to a new home or apartment, you must consider the new area you live in and any additional risks it might bring. You must also think about any new furnishings you will be adding to your new residence and the possible increase in insurance limits they might require. Lastly, consider any new debt you’ve taken on in the move and adjust your life insurance policy to account for that. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;strong&gt;Changing careers:&lt;/strong&gt; If you change careers, you might have a longer drive to work which could require an adjustment to your &lt;a href="http://www.bryanagency.com/automobile/default.aspx"&gt;auto insurance policy&lt;/a&gt;. In addition, if your income has increased along with the change, then you will need more &lt;a href="http://www.bryanagency.com/life/default.aspx"&gt;life insurance coverage&lt;/a&gt;. But it also requires some adjustment to your insurance policies. You might need more life insurance coverage depending on how much debt you are left with after the divorce and depending on your future childcare needs. You also need to adjust your life insurance beneficiary information. Concerned that volunteers have been deterred from offering their services to nonprofit organizations because of liability concerns, Congress went to work to enact a law that would limit volunteer liability. Am I protected from liability?&lt;br /&gt;&lt;br /&gt;&lt;span style="font-size:85%;"&gt;Yes. The Volunteer Protection Act provides liability protection for harm a volunteer may cause as long as:&lt;/span&gt;&lt;br /&gt;&lt;/h2&gt;&lt;br /&gt;&lt;br /&gt;&lt;ol&gt;&lt;br /&gt;&lt;br /&gt;&lt;li&gt;the volunteer was acting within the scope of his or her volunteer responsibilities;&lt;/li&gt;&lt;br /&gt;&lt;br /&gt;&lt;li&gt;the volunteer was properly licensed, certified or authorized for the activity which caused the harm (if required or appropriate);&lt;/li&gt;&lt;br /&gt;&lt;br /&gt;&lt;li&gt;the harm was not caused by the willful or criminal misconduct, gross negligence or conscious, flagrant indifference to the rights or safety of the person harmed; and&lt;/li&gt;&lt;br /&gt;&lt;br /&gt;&lt;li&gt;the harm was not caused by the volunteer while operating a motor vehicle, vessel, aircraft or other vehicle for which the state mandates the operator or owner to be licensed or to maintain insurance.&lt;/li&gt;&lt;br /&gt;&lt;/ol&gt;&lt;br /&gt;&lt;br /&gt;&lt;h2&gt;Are there exceptions to volunteer immunity I should know?&lt;/h2&gt;&lt;br /&gt;&lt;p&gt;The Volunteer Protection Act will not provide immunity if the volunteer has engaged in misconduct that:&lt;br /&gt;&lt;br /&gt;&lt;ol&gt;&lt;br /&gt;&lt;li&gt;constitutes a crime of violence or an act of international terrorism;&lt;/li&gt;&lt;br /&gt;&lt;br /&gt;&lt;li&gt;constitutes a hate crime;&lt;/li&gt;&lt;br /&gt;&lt;br /&gt;&lt;li&gt;involves a sexual offense;&lt;/li&gt;&lt;br /&gt;&lt;br /&gt;&lt;li&gt;violates a federal or state civil rights law; or &lt;/li&gt;&lt;br /&gt;&lt;br /&gt;&lt;li&gt;if the volunteer was under the influence of alcohol or drugs at the time.&lt;/li&gt;&lt;br /&gt;&lt;/ol&gt;&lt;br /&gt;&lt;p&gt;&lt;/p&gt;&lt;br /&gt;&lt;br /&gt;&lt;h2&gt;Do I qualify as a volunteer under the act?&lt;/h2&gt;&lt;br /&gt;&lt;p&gt;A “volunteer” is defined under the act as an individual performing services for a nonprofit organization or a governmental entity who does not receive compensation (other than reasonable reimbursement or allowance for incurred expenses) or any other thing of value in lieu of compensation, in excess of $500 per year. The term includes a director, officer, trustee or other direct service volunteer.&lt;/p&gt;&lt;br /&gt;&lt;h2&gt;I volunteer as a director of a nonprofit organization. Can I expect my homeowners insurance policy or umbrella policy to extend coverage for harm I may cause as a volunteer?&lt;/h2&gt;&lt;br /&gt;&lt;p&gt;No. A homeowners policy shows little promise of providing a director or officer any protection in the event that a lawsuit arises.&lt;br /&gt;&lt;br /&gt;The reason? The typical directors and officers lawsuit involves a wrongful act that inflicts financial injury to someone, whereas a homeowners policy covers an insured whose negligence causes an accident that produces bodily injury or property damage to a plaintiff. You may need to purchase a separate business auto insurance policy depending on your type of business and the kind of vehicle you own.&lt;br /&gt;&lt;br /&gt;You’ll also need health insurance to cover medical costs if you become ill or injured, and disability insurance in case you become unable to work because of sickness or injury. Also, you may want to consider a small group insurance program if you have employees.&lt;br /&gt;&lt;br /&gt;If you hire an employee, you may need to buy workers’ compensation insurance in the event that the employee is hurt on the job and needs medical treatment and income. However, if the tree falls and causes damage to some other type of covered property (such as a house or fence), the damage to the house or fence would be covered. Separate windstorm coverage can be purchased as an added endorsement.&lt;/span&gt;&lt;/p&gt;&lt;br /&gt;&lt;p style="LINE-HEIGHT: normal; MARGIN: 0in 0in 0pt; mso-layout-grid-align: none" class="MsoNormal"&gt;&lt;/p&gt;&lt;br /&gt;&lt;p style="LINE-HEIGHT: normal; MARGIN: 0in 0in 0pt; mso-layout-grid-align: none" class="MsoNormal"&gt;&lt;b&gt;&lt;span style="font-family:'Times New Roman', 'serif';font-size:12;"&gt;5. Power was out for five days and the food in my freezer and refrigerator spoiled. A small number of companies provide some very limited coverage (i.e., $250-$500) as a coverage enhancement. How much damage do I have to have to put in a claim? The answer to all of this is...it depends. Comforting, I know. &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;Well with Irene knocking at our door like that unwanted relative you knew was coming but you hoped you could ignore, let me clarify a few things for you as far as insurance definitions go. Specifically speaking, the differences between a Hurricane deductible and a Wind deductible.&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;strong&gt;&lt;span style="color:#003300;"&gt;When Is Hurricane Season Anyway?&lt;/span&gt;&lt;/strong&gt; &lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#000000;"&gt;The Atlantic Hurricane season officially starts from July to October, but can range anywhere from June all the way through November. During this time, every costal state from Florida to Maine could potentially be affected by these named storms. &lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#003300;"&gt;&lt;strong&gt;&lt;br /&gt;What is the Difference Between a Wind Deductible and a Hurricane Deductible?&lt;/strong&gt;&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#000000;"&gt;Depending on the policy you have, there are two different kinds of deductibles. &lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;br /&gt;&lt;span style="color:#000000;"&gt;1.) &lt;strong&gt;Hurricane Deductible&lt;/strong&gt; - &lt;em&gt;A Hurricane deductible is as it states, soley from damage from a Hurricane. Some companies use a specific "mile-per-hour" wind speed while others state that the Hurricane would have to be designated by the National Weather Service or the National Hurricane Center. &lt;/em&gt;&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#000000;"&gt;2.) &lt;strong&gt;Wind Deductible &lt;/strong&gt;&lt;em&gt;- A wind deductible is more stringent in that it applies to any wind damage, not specific to a Hurricane or a particular "mile-per-hour" wind.&lt;/em&gt;&lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;strong&gt;&lt;span style="color:#003300;"&gt;How Do I Know What I Have and What the Triggers are?&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;/div&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="color:#333333;"&gt;For New York State, a Hurricane or wind deductible is mainly applicapable to the downstate counties - ie. Suffolk, Nassau, the five boroughs, Westchester, and sometimes Putnam, Rockland &amp;amp; Orange Counties. Check your policy or call your agent to be sure what the triggers are (ie. when these specific deductibles would apply) and what the % of your deductible is. For these deductibles, they are often higher than your main deductible. For example, if you have a $1000 deductible on your homeowners policy but you may have a 5% Hurricane deductible. Depending on the trigger the company sets, if you have a house valued at $500,000, your hurricane deductible would be $25,000 instead of your normal $1000. In some cases with certain companies you can "buy-back" coverage to lower your deductible. Did you know that out of all of the types of “what-if’s” that can happen that water can do the most damage? You know this if your basement has ever filled with water, your water heater broke, or even if it has rained for days and there is no place for the rain to go. But just you and the open road is exactly the reason why you have to take precautions to make sure you safe at the same time. Its also a reason why getting the right coverage can be more protection for you than your helmet and gear.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:Calibri;"&gt;Its around this time, we get a lot of calls for motorcycle coverage. The customer calls us looking for coverage…&lt;strong&gt;cheap coverage&lt;/strong&gt;. Cheap however, isn’t always saving you in the long run. &lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;div&gt;&lt;div&gt;&lt;br /&gt;&lt;p style="MARGIN: 0in 0in 10pt" class="MsoNormal"&gt;&lt;span style="font-family:Calibri;"&gt;&lt;strong&gt;&lt;span style="color:#009900;"&gt;Did you know that in New York State Personal Injury Coverage doesn’t cover you on your motorcycle?&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="font-family:Calibri;"&gt;I know what you are thinking… &lt;span style="color:#006600;"&gt;“&lt;/span&gt;&lt;span style="color:#009900;"&gt;What? Wait a minute I see Personal Injury coverage on the quote you gave me.”&lt;/span&gt;&lt;span style="mso-spacerun: yes"&gt;&lt;span style="color:#009900;"&gt; &lt;/span&gt;&lt;/span&gt;Yes, there is PIP coverage for motorcycles which is required by New York State but it only applies to injured pedestrians. Not to you. Not to your passengers. &lt;/span&gt;&lt;/p&gt;&lt;p style="MARGIN: 0in 0in 10pt" class="MsoNormal"&gt;&lt;span style="font-family:Calibri;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="font-family:Calibri;"&gt;&lt;span style="color:#009900;"&gt;&lt;strong&gt;&lt;em&gt;Your reply:&lt;/em&gt;&lt;/strong&gt; “Ok. Well I have health insurance, so I don’t need that PIP coverage anyways."&lt;/span&gt; Wrong again. Unfortunately, if you are injured in a motorcycle accident where you are driving the motorcycle, your health insurance will not pick up the tab either.&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="font-family:Calibri;"&gt;&lt;span style="color:#009900;"&gt;&lt;strong&gt;&lt;em&gt;Finally your reply:&lt;/em&gt;&lt;/strong&gt; “Ok. Is there ANYTHING that will cover me if I wipe out on my bike?”&lt;/span&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="font-family:Calibri;"&gt;Yes. Actually with many companies, you can purchase voluntary coverage called Medical Payments. While sometimes this may not be as high as the limit on a personal auto policy, many companies offer coverage anywhere from $5,000 to $25,000 or higher in medical payments. This is what will cover you if you are injured on your motorcycle.&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#009900;"&gt;&lt;strong&gt;One last question:&lt;/strong&gt; “What about my passengers who are on my bike with me?”&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;span style="font-family:Calibri;"&gt;Your passenger would be covered under the passenger liability portion on your policy. Some companies include this directly with the Bodily Injury coverage on the liability of your policy. Other companies have this as an option. Make sure your agent includes this if it isn’t already included.&lt;/span&gt;&lt;/p&gt;&lt;br /&gt;&lt;p style="MARGIN: 0in 0in 10pt" class="MsoNormal"&gt;&lt;span style="font-family:Calibri;color:#009900;"&gt;&lt;strong&gt;Things to Remember:&lt;br /&gt;&lt;/strong&gt;&lt;/span&gt;&lt;span style="font-family:Calibri;"&gt;Besides protecting yourself with a helmet and the proper gear, make sure you double check your coverages before you head out to hit the open road this summer. Make sure your agent max’s out the coverage for you on your policy on your medical payments. If you are getting a quote and they are quoting you with multiple carriers find out what the maximum coverage each company offers. Be sure you know exactly what you are paying for. If you are unsure of the coverages, ask your agent to explain and review them with you so that you understand them.&lt;span style="mso-spacerun: yes"&gt; &lt;/span&gt;This is the only coverage to protect you on the open road. I know what you are thinking, “Amy, this is my time to take a vacation, relax, and to not worry about the details.” &lt;/span&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;&lt;span style="font-family:Calibri;"&gt;But with more people on the road traveling to the beaches whether it be downstate, upstate or any state, you are going to run into more people, both figuratively &amp;amp; literally. Kids are out running around, across your property. You are out at the beach, camping or simply driving to your summer fun getaway, so while liability insurance or the proper coverage probably isn’t on your top priority list, it should be on your list of things to take with you before you go on vacation this summer. Because anything that isn’t attached to the car – IPOD, your Garmin GPS, your golf &lt;/span&gt;&lt;span style="color:#000099;"&gt;clubs, etc. are all considered personal property and is covered under your home insurance.”&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;Ok. So now that we get that part, here’s the unique to New York downstate home insurance coverage: “Off Premises Theft Exclusion” - included in all downstate New York policies&lt;br /&gt;&lt;br /&gt;&lt;em&gt;&lt;strong&gt;&lt;span style="color:#33cc00;"&gt;Translation&lt;/span&gt; -&lt;/strong&gt;&lt;/em&gt; this means if you live in Bronx, Kings, Nassau, Queens, Suffolk, Putnam, Rockland, Westchester, and New York Counties this coverage is in most cases NOT automatically included in your homeowners, renters, or condo insurance policies. This means, that if you live in these counties, and do not elect to add this coverage in (yes, this is usually at a small additional cost), many insurance companies do not automatically include coverage for your stuff if you take it out of your house. This includes when you go away on vacation, golf clubs in your car, etc. If you don't have this coverage on your policy, you will not be covered. &lt;em&gt;&lt;span style="color:#33cc00;"&gt;Sorry Charlie.&lt;/span&gt;&lt;/em&gt;&lt;br /&gt;&lt;br /&gt;&lt;em&gt;-&gt; However on a side note, If you live upstate above these counties, this coverage is automatically included and you can opt-out of the coverage if you wish.&lt;br /&gt;&lt;/em&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#33cc00;"&gt;So what do I do? How do I get this coverage?&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;If you live in one of these downstate New York counties and do not know if you have this coverage or not, I would encourage you to look at your policy. Take a look anyways! And also call your trusted insurance professional. And do you have homeowners insurance?”&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;strong&gt;&lt;em&gt;&lt;span style="color:#006600;"&gt;Customer A: “Me? No. No. I rent.”&lt;/span&gt;&lt;/em&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#000099;"&gt;Us: “Oh ok, no problem. Do you have a renters policy?”&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#006600;"&gt;&lt;em&gt;Customer A: “Renters Insurance? No, I don’t need that. I don’t need to spend anymore money.”&lt;/em&gt;&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#000099;"&gt;Us: “Ok, I can understand that. I don’t want you to spend more money either especially on things you don’t need. Do you know what renters insurance would cover you for?”&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;&lt;em&gt;&lt;span style="color:#006600;"&gt;Customer A: (silent pause) “no”&lt;br /&gt;&lt;/span&gt;&lt;/em&gt;&lt;/strong&gt;&lt;br /&gt;Ok…so here’s the part where we usually explain all that renters insurance covers them for – and its not just for a few t-shirts and an old T.V.&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#006600;"&gt;Personal Property&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;Yes. Renters insurance DOES cover all of your belongings. This means EVERYTHING – from your dishes, your couch, your bed, your clothes, shoes (all of them), electronics, etc. Now if your like me, I have work clothes, going out clothes, workout clothes, and more. And don’t even get me started on shoes…which now occupy a closet on their own. All of this stuff can add up after a while. Now if you golf, collect coins, dolls, baseball cards, etc. this can add up even more. So, now that your head is spinning, your probably asking well how do I know how much I need to cover? My suggestion is to start with a home inventory checklist. (Email me &amp;amp; I can send you one for free if you need it)&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#006600;"&gt;Loss of Use&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;Ok. So now that we have all of your stuff covered, what else is there? Well in renters insurance, there is a LOT more. The next part, which most people don’t know, is that renters insurance covers “loss of use” coverage. What this means is that in the event of a claim, or worse yet in the event that your neighbor above you has a fire &amp;amp; the you now have water damage, smoke damage, and no power until the electric company says its ok to come back, you have coverage that pays for you to stay someplace else in the meantime! How great is that? You don’t have to move in with friends, or worse yet, back with your parents. Some policies give you a monthly limit and other policies give you a monetary amount, check the policy to be sure you have enough coverage.&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#006600;"&gt;&lt;strong&gt;Personal Liability&lt;/strong&gt;&lt;br /&gt;&lt;/span&gt;So, now we have your stuff that can be replaced and a place for you to stay…but wait, that’s not all. On top of that, there is also personal liability coverage, which covers you and your family in the event that someone sues you for an event that you are personally liable.&lt;br /&gt;&lt;br /&gt;WHAT? I know what your thinking…”Amy, that makes no sense. You lost me &amp;amp; how much is this going to cost me?” Let me explain it in a better way. Someone gets seriously injured in your apartment or on your property and decides they are going to place a lawsuit against you. You have liability coverage to cover you. Or wait, here’s an even cooler example: You’re a golfer (a really sucky golfer). Your out on the course with your buddies and you shank a ball into the other hole. Besides killing your chances of beating your buddies despite all of your bragging before the game, you have now also hit the guy on the next hole in the head and knocked him out. Now what? The ambulance comes, checks out the guy, takes him for a CAT Scan to be sure he checks out and the worse part is…this can ALL come back to you. But here’s the best part, a renters insurance policy’s personal liability policy has coverage which covers you wherever you are! So you can get out on the golf course &amp;amp; really stink it up!&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#006600;"&gt;Medical Payments&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;Ok..So this part goes hand in hand with Personal Liability. Medical Payments covers you for simple slip and falls, minor accidents where there is no lawsuit. If this turns into a lawsuit, then your liability coverage would kick in here.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#006600;"&gt;Great. So Now What?&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;So that’s it. That’s the basics of renters insurance. But here’s what most people don’t think of, if you live in a multi-family home or apartment complex and you should ALWAYS have renters insurance. Why? Because I don’t care how much you know your neighbors, accidents happen. Someone forgets to blow out a candle or cigarette. Someone toilet overflows from upstairs into your unit. The person in 2A next to you moves in and is a horrible cook. Anything can happen. I have seen it. And sometimes, it doesn’t even have to be directly your fault for a claim to affect you. Your neighbor can have a fire and now you have smoke and water damage. &lt;a href="http://1.bp.blogspot.com/_rEZvgQGNPcg/S2kJBjlPn3I/AAAAAAAAACU/MlphLUAOLGI/s1600-h/FireSmokeDamage.jpg"&gt;&lt;img style="MARGIN: 0px 10px 10px 0px; WIDTH: 217px; FLOAT: left; HEIGHT: 167px; CURSOR: hand" id="BLOGGER_PHOTO_ID_5433884347735187314" border="0" alt="" src="http://1.bp.blogspot.com/_rEZvgQGNPcg/S2kJBjlPn3I/AAAAAAAAACU/MlphLUAOLGI/s200/FireSmokeDamage.jpg" /&gt;&lt;/a&gt;And now you find out your landlord only covers the building. As much as he’s a nice guy, he is not responsible for your stuff or where you stay while the building is condemned until it gets repaired.&lt;br /&gt;&lt;br /&gt;I know this may seem excessive to write a lot about something that is so small a policy. But I'm passionate about this because I have seen families suffer from fires and have no place to stay and lose all of their belongings. I have seen water damage from a fire in the apartment above where it wasn't even the person's fault. I saw a roof collapse on an apartment in the middle of the night and they had to figure out where to stay. And I have seen a four family where only one of the four had renters insurance. The one couple was set. Their stuff was replaced or dry cleaned. They had a place to stay (not mom &amp;amp; dad’s) and they had nothing to worry about. The other three? Had to figure it out on their own.&lt;br /&gt;&lt;br /&gt;Now, I know I still didn’t address the part that’s been in the back of your mind… &lt;span style="color:#006600;"&gt;&lt;strong&gt;"but Amy, how much does this cost?”&lt;/strong&gt;&lt;/span&gt; Did you know, that most policies range between $10 - $30/ month depending on what your coverage is that you need.&lt;br /&gt;&lt;br /&gt;Did you also know that a small kitchen fire can cost you upwards of $10,000 or more? And then, after the landlord’s insurance company finds that you are at fault, their insurance company will sue you for negligence &amp;amp; ask for damages – which can be upwards of $25,000 for damages to the building. Yes. That’s right, they can sue you. I have seen it. But guess what? Your renters policy would cover this.&lt;br /&gt;&lt;br /&gt;So for $10-$30 a month, you can have peace of mind and loads of coverage, and in some cases a discount on your auto policy. If you don’t have one and you rent, get a renters policy today. We get lots of questions about this coverage on a homeowners policy. Many people either have never heard of it, don’t know it exists, or don’t know how it would apply to them &amp;amp; their situation.&lt;br /&gt;&lt;br /&gt;When we get to this coverage in the quote or policy for a customer, the conversation usually goes something like this…&lt;br /&gt;&lt;br /&gt;    &lt;span style="color:#000099;"&gt; &lt;strong&gt;Us:&lt;/strong&gt; “And we gave you water back up &amp;amp; sump overflow coverage up to $5,000 on your policy.”&lt;/span&gt;&lt;br /&gt;&lt;br /&gt;    &lt;span style="color:#009900;"&gt;&lt;strong&gt;&lt;em&gt;Customer A:&lt;/em&gt;&lt;/strong&gt; “Water what? What is that? What does that mean? How much is it costing me?”&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;     &lt;span style="color:#000099;"&gt;&lt;strong&gt;Us:&lt;/strong&gt; “Well, water back up &amp;amp; Sump overflow is if your pipes or sewers back up into your house &amp;amp; overflow into the house. This is different from flood insurance, and your homeowners insurance policy typically does not automatically cover this for you in your home. In the event that your pipes back up into your house, which I hope that they never do, because believe me this is messy, this additional coverage would help to cover the cost of this.”&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;Customer "A" now ponders a few factors in this coverage and they go one of three ways –&lt;br /&gt;     1.) They ask how much it costs, with which we reply it ranges from company to&lt;br /&gt;           company. Some automatically include this with certain other coverages, while&lt;br /&gt;           other companies offer this at an additional price. After the thought of&lt;br /&gt;           cleaning up sewer or toilet water in their house on their own, they figure&lt;br /&gt;           the benefits outweigh the cost.&lt;br /&gt;     2.) They tell me no thanks because that never happens to them or they don’t&lt;br /&gt;           think it will.&lt;br /&gt;     3.) They ask me if they can go higher than $5000 for coverage in which case,&lt;br /&gt;           many companies do offer more coverage for this specifically.&lt;br /&gt;&lt;br /&gt;Many people have not heard of this coverage or do not know specifically what this coverage does for someone in a real life scenario. Well, if you have had sewer pipes back up into yo&lt;a href="http://1.bp.blogspot.com/_rEZvgQGNPcg/S1_Hhb9mLfI/AAAAAAAAACM/6ZeQ_Tr-2dc/s1600-h/water.jpg"&gt;&lt;img style="MARGIN: 0px 0px 10px 10px; WIDTH: 200px; FLOAT: right; HEIGHT: 134px; CURSOR: hand" id="BLOGGER_PHOTO_ID_5431279052887830002" border="0" alt="" src="http://1.bp.blogspot.com/_rEZvgQGNPcg/S1_Hhb9mLfI/AAAAAAAAACM/6ZeQ_Tr-2dc/s200/water.jpg" /&gt;&lt;/a&gt;ur house, or overflow causing a gross &amp;amp; disgusting mess, it only takes you once to realize the importance of this, and that you probably don’t want to go through that again if you can avoid it.&lt;br /&gt;&lt;br /&gt;My question for you would be, knowing what this coverage covers you for and knowing that without it, even though this is water damage there is no coverage unless you have this specific addition to your policy, which would you choose?&lt;br /&gt;&lt;br /&gt;My other comment to you would be to look at your homeowners, renters, or condo owner’s policy and if you don’t have this coverage and think it would be useful to you with what you know now, please talk to your agent or your insurance carrier to find out how to add this coverage onto your policy. You can add this on for a few bucks a month. The annual cost of alcohol-related crashes totals more than $51 billion.&lt;br /&gt;&lt;br /&gt;The latest Insurance Institute for Highway Safety study revealed there were nearly 13,500 alcohol-related fatalities—one death every 39 minutes.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#009900;"&gt;&lt;strong&gt;What can I do to help reduce drunk-driving incidents?&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;The best way to help curb the nation’s drunk-driving crisis is not to contribute to the problem. If you’ve had too much to drink, do not attempt to drive. Instead, call for a cab or ask a sober friend to take you home.&lt;br /&gt;&lt;br /&gt;Likewise, never accept a ride from someone who has been drinking. And, do not allow intoxicated friends to get behind the wheel of a car.&lt;br /&gt;&lt;br /&gt;&lt;br /&gt;&lt;span style="color:#009900;"&gt;&lt;strong&gt;How can I protect myself from drunk drivers?&lt;br /&gt;&lt;/strong&gt;&lt;/span&gt;It is estimated, approximately four million innocent people are injured or have their vehicles damaged in alcohol-related accidents each year.&lt;br /&gt;&lt;br /&gt;To protect yourself, wear your seat belt at all times, and make sure children are secured in child safety seats in the back seat. According to the association, most fires could be avoided by taking simple safety precautions.&lt;br /&gt;&lt;ul&gt;&lt;li&gt;Select equipment that bears the mark of an independent testing laboratory.&lt;/li&gt;&lt;li&gt;Be sure the equipment is installed by a trained professional, in compliance with local fire and building codes.&lt;/li&gt;&lt;li&gt;Keep all portable heaters (whether powered by electricity or fuel) at least 36 inches from anything that can burn—including furniture, bedding, clothing, pets and people.&lt;/li&gt;&lt;li&gt;Run space heaters only when you are in the room and awake. And, supervise all children and pets when the heaters are in use.&lt;/li&gt;&lt;li&gt;If you are using a portable kerosene heater, use only the fuel recommended by the manufacturer. Store the kerosene away from heat or open flame in a container approved by your local fire department, and be sure it’s clearly marked with the fuel name.&lt;/li&gt;&lt;li&gt;Have your chimney inspected (and cleaned, if necessary) prior to the start of every heating season. &lt;/li&gt;&lt;li&gt;If using a wood stove, follow the manufacturer’s recommendations for installation, use and maintenance.&lt;/li&gt;&lt;li&gt;When disposing of the ashes from your fireplace or wood stove, first make sure all embers are extinguished. Put water on them to be sure. Discard away from the home.&lt;/li&gt;&lt;/ul&gt;&lt;p&gt;&lt;span style="font-size:130%;color:#ff6600;"&gt;What hazards should I look out for during the holiday season?&lt;/span&gt;&lt;br /&gt;’Tis the season for celebrating—more entertaining, more cooking and an increased risk of fire. Keep your family safe this holiday season with these tips.&lt;/p&gt;&lt;ul&gt;&lt;li&gt;Use care when burning candles. Make sure they are in sturdy holders, kept well away from decorations and out of the reach of children or pets.&lt;/li&gt;&lt;li&gt;Never use candles to decorate your Christmas tree.&lt;/li&gt;&lt;li&gt;Don’t leave items you’re cooking unattended—it’s the leading cause of fire in the U.S.&lt;/li&gt;&lt;li&gt;Choose an artificial or fresh Christmas tree and place it well away from heat sources. Water fresh trees every day.&lt;/li&gt;&lt;li&gt;If using an artificial tree, make sure it’s flame retardant.&lt;/li&gt;&lt;li&gt;Replace any lights with frayed or damaged cords. And, always unplug all lights before leaving home or going to sleep.&lt;/li&gt;&lt;li&gt;Don’t overload electrical outlets.&lt;/li&gt;&lt;li&gt;Be sure the candles in your menorah have burned out before you leave the house or go to sleep.&lt;/li&gt;&lt;/ul&gt;&lt;p align="left"&gt;&lt;br /&gt;Also, be sure your homeowners insurance reflects the amount of coverage you need to replace your home and possessions. What started out as a Southern tradition, had become a mainstream way of cooking a turkey, especially at Thanksgiving.&lt;br /&gt;&lt;div&gt;&lt;/div&gt;&lt;br /&gt;&lt;div&gt;Whether its a plain turkey or the ever popular, turducken (a turkey stuffed with a duck &amp;amp; then stuffed with a chicken, whatever your taste, and whenever you choose to cook it, if a tasty deep-fried bird is in your plans, keep in mind that while it can be a very social and fun time with friends and family, it can also be very dangerous.&lt;/div&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt;&lt;a href="http://2.bp.blogspot.com/_rEZvgQGNPcg/SwtavNbAiQI/AAAAAAAAABc/woUBLgkAnl4/s1600/DeepFryingTurkey_H.jpg"&gt;&lt;img id="BLOGGER_PHOTO_ID_5407515544691706114" style="FLOAT: right; MARGIN: 0px 0px 10px 10px; WIDTH: 295px; CURSOR: hand; HEIGHT: 201px" alt="" src="http://2.bp.blogspot.com/_rEZvgQGNPcg/SwtavNbAiQI/AAAAAAAAABc/woUBLgkAnl4/s320/DeepFryingTurkey_H.jpg" border="0" /&gt;&lt;/a&gt;&lt;/div&gt;&lt;div&gt;The biggest rule when using turkey fryers is to never leave them unattended! Many dangers associated with turkey fryers are due to consumer misuse or inattentiveness, and really, it is a two-person job. To prevent the risk of a tip-over, overheating, or spilling hot oil that could lead to fire and severe burns, it’s important that turkey fryers be used under close supervision and with extreme caution.&lt;/div&gt;&lt;div&gt;&lt;strong&gt;&lt;/strong&gt; &lt;/div&gt;&lt;div&gt;&lt;strong&gt;&lt;span style="color:#ff9900;"&gt;Here are some safety tips when frying a bird:&lt;/span&gt;&lt;/strong&gt; &lt;/div&gt;&lt;ul&gt;&lt;li&gt;Turkey fryers should be used outdoors a safe distance from buildings and other material that can burn.&lt;/li&gt;&lt;li&gt;Never use turkey fryers on wooden decks, in garages or in any covered area. &lt;/li&gt;&lt;li&gt;Make sure the fryers are used on a flat surface to reduce accidental tipping.&lt;/li&gt;&lt;li&gt;Keep the gas supply a safe distance from the fryer, and if the oil begins to smoke, immediately turn the supply off. &lt;/li&gt;&lt;li&gt;Never leave the fryer unattended. Most units do not have thermostat controls. If you don’t watch the fryer carefully, the oil will continue to heat until it catches fire. &lt;/li&gt;&lt;li&gt;Never let children or pets near the fryer when in use. Even after use, never allow them near the turkey fryer. The oil inside can remain dangerously hot hours after use. &lt;/li&gt;&lt;li&gt;To avoid oil spillover, do not overfill the fryer. &lt;/li&gt;&lt;li&gt;Use well-insulated potholders or oven mitts when touching the pot or lid handles. The sides and handles of a fryer become very hot. If possible, wear safety goggles to protect your eyes from oil splatter.&lt;/li&gt;&lt;li&gt;Make sure the turkey is completely thawed. The National Turkey Federation recommends 24 hours of thawing for every five pounds of bird before cooking in a turkey fryer. &lt;/li&gt;&lt;li&gt;Be careful with marinades. Oil and water don’t mix, and water causes oil to spill over, causing fire or even an explosion hazard. &lt;/li&gt;&lt;li&gt;Keep an all-purpose fire extinguisher nearby. Never use water to extinguish a grease fire. Remember to use your best judgment when attempting to fight a fire. If the fire is manageable, use an all-purpose fire extinguisher. If the fire increases, immediately call 911 for help. &lt;/li&gt;&lt;/ul&gt;&lt;div&gt;&lt;strong&gt;&lt;span style="color:#ff9900;"&gt;Additionally, the Consumer Product Safety Council recommends consumers follow these safety guidelines as they prepare to use a turkey fryer:&lt;/span&gt;&lt;/strong&gt; &lt;/div&gt;&lt;ul&gt;&lt;li&gt;Make sure there is at least two feet of space between the liquid propane tank and fryer burner. &lt;/li&gt;&lt;li&gt;Place the liquid propane gas tank and fryer so that any wind blows the heat of the fryer away from the gas tank. &lt;/li&gt;&lt;li&gt;Center the pot over the burner on the cooker.&lt;/li&gt;&lt;li&gt;Completely thaw and dry the turkey before cooking. Partially frozen and/or wet turkeys can produce excessive hot oil splatter when added to the oil. &lt;/li&gt;&lt;/ul&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt;&lt;span style="color:#ff9900;"&gt;&lt;strong&gt;Follow the manufacturer's instructions to determine the proper amount of oil to add. If these are not available:&lt;/strong&gt;&lt;/span&gt;&lt;/div&gt;&lt;ul&gt;&lt;li&gt;Place turkey in pot. &lt;/li&gt;&lt;li&gt;Fill with water until the turkey is covered by about 1/2 inch of water.&lt;/li&gt;&lt;li&gt;Remove and dry turkey. &lt;/li&gt;&lt;li&gt;Mark water level. &lt;/li&gt;&lt;li&gt;Dump water, dry the pot, and fill with oil to the marked level.&lt;/li&gt;&lt;/ul&gt;&lt;div&gt; &lt;/div&gt;&lt;div&gt;For more tips and topics, email info@bryanagency.com. A renters policy is written for a specified dollar amount, based on what you own, to cover the loss of personal belongings in your apartment. There are special limits of liability on certain items in certain situations, however. Typically, there is a $100 or $200 limit on money and $1,000 on securities, passports, tickets and stamps. There is generally a $1,000 limit on watercraft, trailers and outboard motors. For fine jewelry, furs and watches that are stolen, a usual limit of $1,000 is set. And, there is typically a $2,000 limit for theft of guns and a $2,500 limit on theft of silverware, goldware and pewterware. &lt;/span&gt;&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;span style="font-family:arial;"&gt;&lt;span style="font-size:85%;"&gt;A home inventory is important to have should you become the victim of a burglary or fire. The inventory is a list of your possessions, including makes, models and serial numbers. Photographs or a videotape of your belongings are other ways of recording what you own. These records should be kept in a safe place away from the house or apartment so they would not be lost in the event of fire.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;/div&gt;&lt;div&gt;&lt;span style="font-family:arial;"&gt;&lt;span style="font-size:85%;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;strong&gt;&lt;span style="color:#3333ff;"&gt;What if the items I take with me on vacation are stolen?&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;span style="font-size:85%;"&gt;Your belongings generally are covered by your homeowners or renters policy anywhere in the world, including items in storage facilities, suitcase contents and items lent to friends. Exceptions to this are items usually kept at another residence of yours, which then would be limited to the greater of $1,000 or 10 percent of the personal property limit shown on your policy (some restrictions also apply to theft). Typically, you would have another policy to cover all the eligible property at that location, including loss by theft.&lt;/span&gt;&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;strong&gt;&lt;span style="color:#3333ff;"&gt;We’ll be traveling by car on vacation. Do you have any suggestions?&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;&lt;span style="font-size:85%;"&gt;Check with our agency to make sure that your policy is up-to-date, and make sure the car is in good running condition. While traveling, be sure your passengers wear seat belts and young children ride in car seats at all times. Also, keep cameras, purses and other valuables with you while on vacation; never leave them in the car.&lt;/span&gt;&lt;/span&gt;&lt;br /&gt;&lt;span style="font-family:arial;"&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#3333ff;"&gt;I plan to rent a car for this trip. Is it necessary to buy the insurance &lt;/span&gt;&lt;/strong&gt;&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span style="font-family:arial;"&gt;&lt;strong&gt;&lt;span style="color:#006600;"&gt;&lt;span style="color:#3333ff;"&gt;the rental agency sells?&lt;/span&gt;&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;&lt;span style="font-size:85%;"&gt;It may not be. Prior to leaving for vacation, check with your professional insurance agent to determine if your personal auto insurance policy covers damage to a rented vehicle, as many policies do. You may want to contact your major credit card company to ask if a rental car charged to that account is covered for damage. Typically, there is $1,500 coverage for damage to the&lt;br /&gt;boat for specified perils. However, theft and windstorm are limited and sinking is not covered at all.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#006600;"&gt;What type of policy is best?&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;span style="font-size:85%;"&gt;Boat owners are well served by a policy specifically designed to insure watercraft, offering all-risk coverage for&lt;br /&gt;the boat’s full value. A boat owners policy provides the necessary liability, hull and motor coverage. The policies&lt;br /&gt;follow the format of personal auto policies; however, they vary from company to company much more than auto&lt;br /&gt;policies do because they are written on nonstandardized policies.&lt;/span&gt;&lt;br /&gt;&lt;span style="color:#006600;"&gt;&lt;strong&gt;&lt;br /&gt;What should I look for when I select a policy or check my existing coverage?&lt;br /&gt;&lt;/strong&gt;&lt;/span&gt;&lt;span style="font-size:85%;"&gt;• Limits of navigation, or where the boat can go and still be protected by the insurance policy;&lt;br /&gt;• provisions for insuring sails, spars and other property on the boat;&lt;br /&gt;• permissive users of the boat;&lt;br /&gt;• exclusions for how the boat is used (e.g., commercial, parasailing, racing, etc.);&lt;br /&gt;• all-risk versus named perils; and&lt;br /&gt;• be certain the personal umbrella policy will include an underlying boat policy.&lt;/span&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#006600;"&gt;&lt;br /&gt;Do you have any other advice?&lt;/span&gt;&lt;/strong&gt;&lt;br /&gt;&lt;span style="font-size:85%;"&gt;Consult our agency to determine what type of insurance best meets your needs. State laws apply for boaters in&lt;br /&gt;waters within state geographical boundaries.&lt;br /&gt;&lt;/span&gt;&lt;br /&gt;&lt;strong&gt;&lt;span style="color:#009900;"&gt;&lt;span style="color:#006600;"&gt;What is the law in New York state?&lt;/span&gt;&lt;br /&gt;&lt;/span&gt;&lt;/strong&gt;&lt;span style="font-size:85%;"&gt;New York state law prohibits the operation of a boat on state waters while one is impaired by drugs or&lt;br /&gt;alcohol or is intoxicated with a blood alcohol content of .08 or more. Violators charged with boating while&lt;br /&gt;intoxicated face up to a $1,000 fine; up to one year in jail; and loss of boat operating privileges for one year.&lt;br /&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="color:#006600;"&gt;&lt;strong&gt;Is boating while intoxicated a widespread problem?&lt;/strong&gt;&lt;/span&gt;&lt;br /&gt;&lt;/span&gt;&lt;span style="font-family:arial;font-size:85%;"&gt;Federal Department of Transportation statistics show that nearly 700 boating fatalities occur in our nation&lt;br /&gt;each year.
